Puerto del Carmen area guide: buying property in Lanzarote's original resort

Puerto del Carmen is Lanzarote's original and best-known resort, running along roughly six kilometres of Blue Flag beaches on the sunny south coast. It offers the island's widest choice of resale apartments, townhouses, and villas, a mature year-round letting market, and a spread of neighbourhoods - from the lively Old Town harbour to the calm, family-friendly sands of Matagorda - which makes it the most popular first purchase for international buyers.

Character of the area

Puerto del Carmen grew from a small fishing village around the Old Town harbour into Lanzarote's most established resort, yet strict island-wide planning - part of César Manrique's low-rise legacy - has kept it free of high-rise towers and neon. The palm-lined Avenida de las Playas links the beaches, restaurants, and shops in a long, flat, walkable promenade, while the residential hillsides behind it stay quiet and largely local. It is a genuine year-round town rather than a seasonal strip: shops, medical services, schools, and restaurants stay open through the winter, which is exactly why so many owners spend far more than a fortnight a year here.

Puerto del Carmen questions

Buying in Puerto del Carmen - your questions answered

Direct answers to what buyers ask most. For legal or tax detail, ask us and we will point you to independent professional advice.

Is Puerto del Carmen a good place to buy a holiday home?

Yes - Puerto del Carmen is the most popular choice for international holiday-home buyers on Lanzarote thanks to its beaches, year-round amenities, wide property choice, and strong letting demand. Its sub-areas suit very different buyers, so the right neighbourhood depends on whether you want the lively centre, a quiet family beach, or a private villa.

How much does a property in Puerto del Carmen cost?

As an indicative guide, one-bedroom apartments start from around €150,000, two-bedroom apartments near the beach typically run €250,000-€400,000, townhouses €380,000-€550,000, and private villas with pools from around €700,000 upwards. Sea views and condition move prices most; a Roper advisor will give you honest, current figures.

Which part of Puerto del Carmen is best for families?

Los Pocillos and Matagorda are the most family-friendly areas, with wide, calm beaches, gentle seafront promenades, and a quieter feel than the central Playa Grande strip. Matagorda is also closest to the airport, which many families with young children prefer.

Can I rent out my property in Puerto del Carmen?

Puerto del Carmen has one of the strongest year-round rental markets on Lanzarote, so many owners let their property when they are not using it. Holiday letting in the Canary Islands is regulated and requires the correct licence - this is a legal matter, so ask us and we will point you to independent professional advice rather than a general answer here. How far is Puerto del Carmen from the airport?

Puerto del Carmen is one of the closest resorts to Lanzarote's Arrecife airport - usually around a 10-15 minute drive - which is part of why it is so popular with owners who visit often and with the letting market.

Is Puerto del Carmen a good long-term investment?

Puerto del Carmen combines steady international demand, strict low-rise planning that protects views and scarcity, and a mature letting market - the ingredients owners look for in a resilient market. No agent can promise future prices, so we give you honest, experienced guidance rather than an algorithm's guess.

Would definitely recommend, I met Kevin Roper and he showed me properties in the area I was interested in. I didn't think beforehand that I would pick my forever home so quickly in an area that was perfect for me in Puerto Del Carmen. The sale went so smoothly, there was no stress in the process. Kevin took me to get the power of Attorney sorted so I wouldn't have to be go back and forth to do signings. Also I got a second viewing of the property before I returned home which sealed the deal. For anyone looking to buy property in Lanzarote, Kevin Roper and his team are excellent.
