So here are the honest answers to the questions I get asked every day:


1. Can UK buyers still purchase after Brexit?

Yes - nothing has changed when it comes to buying property in Spain.

The only requirement is obtaining an NIE number, which can be arranged as part of the process once you’ve found the right property.


2. Do you need residency?

No, residency is not required to buy.

However, if you plan to spend extended time on the island, it’s important to structure things correctly from the beginning.


3. What are the real costs?

You should budget approximately 10% on top of the purchase price.

This typically includes:

  • Property transfer tax (ITP)

  • Notary and Land Registry fees

  • Legal fees

A full breakdown should always be provided before you commit, so there are no surprises.


4. Can you get a mortgage?

Yes. Spanish banks generally lend between 60–70% to non-residents.

You will need to provide:

  • Proof of income

  • Tax returns

  • Bank statements

Not all banks operate the same way, so working with the right contacts makes a big difference.


5. How long does the process take?

Most purchases complete within 6 to 8 weeks.

Delays usually come from:

  • Missing documentation

  • Slow legal checks

6. Can you rent out your property?

This is where many buyers get caught out.

Not every property qualifies for a holiday rental licence.

Approval depends on:

  • The complex
